Which village is cheapest to register an acre in
An acre of farmland costs Rs. 8,835 to register in Bavaliyari and Rs. 54,678 in Kadipur. That is a spread of 6.2 times across villages that sit within a few kilometres of each other.
The tax rate does not change from village to village. What changes is the value the government puts on the land, and the charge follows it exactly at 5.9 per cent. Three villages are missing from this ranking because no farmland rate is published for them at all.

The whole range is a factor of 6.2. An acre in Kadipur costs 6.2 times as much to register as an acre in Bavaliyari, and that gap exists entirely because the government's 2011 price list valued the two villages that differently. The tax rate is identical everywhere.
03What this ranking is not
It is not a ranking of which land is worth buying. A village with a high government rate is not thereby a better investment, and a village with a low one is not a bargain. The government rate reflects a valuation exercise carried out in 2011, before the region's infrastructure existed, and it has not been revised in any edition that could be read.
It is also not a ranking of what land sells for. Nothing on this site is, and the reason is set out on what is not public.
What the ranking does tell you is real and useful: how much cash you need on the day of registration, and how that requirement changes if you move your search from one village to the next one along.
The words on this page, in plain English
- Jantri
- The government's own price list for land. It is printed village by village and it sets the value the tax is charged on, whatever price the buyer and seller agree between themselves.
- Principal band
- The band the rate book applies to more survey numbers than any other in that village. It is the most representative rate, not an average and not a market price.
- Survey number
- The number the revenue record uses to identify one piece of land, the way a house has a street number.
