02Farmland on its own terms
Comparing farmland with building land by the square metre is arithmetically correct and slightly misleading, because farmland is bought by the acre and priced by the acre in the book. On its own scale, the farmland rates in this region run from Rs. 1,05,220 an acre in Kadipur to Rs. 13,67,840 an acre in Kadipur.
In charge terms that is Rs. 6,208 against Rs. 80,703 on a single acre, which is the difference between a modest expense and a serious one.
03Reading an extreme honestly
A single high rate at the top of a list is the easiest number on a site like this to misuse. It is one line in a rate book applying to a named set of survey numbers, not a headline valuation of a village and not evidence of anything about the market today.
The dearest rate above applies to 3 survey numbers across 1 printed rows. The cheapest applies to 13 across 5. Neither is representative of its village on its own, which is why every village page on this site lists all of its rates rather than the top one.
The words on this page, in plain English
- Jantri
- The government's own price list for land. It is printed village by village and it sets the value the tax is charged on, whatever price the buyer and seller agree between themselves.
- Rate band
- One printed line in the jantri: a class of land, a road situation and one rate. A village usually has several, and which one applies depends on where the plot sits.
- Survey number
- The number the revenue record uses to identify one piece of land, the way a house has a street number.
- Non-agricultural land, NA land
- Farmland that has been legally converted to building use by an order under section 65 of the Gujarat Land Revenue Code. Until that order exists the land is still farmland in law, whatever is standing on it.
